A personal residence can be considered both as consumption and investment. It’s a consumption because it does not generate cash flow. It’s an investment because it has a potential capital gain.

2. If you are so good in property investment, why are you still conducting property seminars?

It is because I enjoy sharing my knowledge and my experience. By doing so, I not only enrich my life but also the life of others.

3. Can I find a property with both positive cash flow, and high potential capital gain?

You may consider landed commercial property like shopoffice and industrial property (small/medium factories) in a growth area for both cash flow and higher potential capital gain. You may also consider a combination strategy of high-rise property, which generates cash flow and landed property which has higher potential capital gain.

4. What is the best investment strategy in property investment?

There is no such thing as the best strategy in property investment. We cannot change the direction of the economy, but we can adjust our investment strategy in order to benefit from it. During the property bust period, the best strategy is to buy and hold until the price appreciates. During a period of rapid price appreciation, the flipping strategy can be considered. In uncertain times, you may consider the safe cash-flow strategy.

5.How does one determine the price of property?

In general, the valuation of a property is done by making a price comparison with the few latest transactions of similar properties in the same area.

6. How does one know the future price of a property?

The price of a property is determined mainly by the supply and demand. More demand than supply will push up the prices. On the other hand, more supply than demand will pull down the prices. Demographic changes or a higher rate of population growth in an area will have positive impact for price appreciation. Similarly, an area with a large number of manufacturing plants that export goods, and services (higher productivity area) can also contribute to a higher rate of price appreciation. The future price of property is determined by the supply and demand, the rate of population growth and the productivity of that area.

7.What is success, and how to become successful in life?

success is a journey of achieving worthwhile personal goals. The goals can be from any aspect of life, such as health, family, career, finances and social contributions. The degree of success can be measured by the achievement of these goals. success in life involves a process of continuously improving and balancing all aspects of life.

8.How does one maximise one’s life from property investment?

Quantitatively, property investment gives you the passive income and potential capital gain. Qualitatively, the passive income frees you from working from pay cheque to pay cheque. You can maximise your life from property investment which can provide time, passive income and financial freedom for you to do what you love, with money working for you rather than just working pay cheque to pay cheque.

9.If I want to buy a property for both personal residence and investment, which type of property would you recommend?

Buy landed residential such as terrace/link houses, semidetached, bungalow or shop house in a matured area with all the amenities and facilities like schools, the market, playground and shops. The property is preferably freehold and near your work place potential. Capital gain is higher for landed properties. You may also consider buying a shop apartment, where you rent out the ground floor and stay on the upper floor.

10. If I want to buy properties for investment, which type of properties would you recommend?

Buy commercial properties such as shop-office, industrial properties and retail lots with cash flow, higher capital gain potential and fewer maintenance and management problems.
